Each month I supply my members with a new topic designed to inform and enlighten. I’ve taken these monthly topics and put them into a video taped DVD personally instructed by me. The video is accompanied by a book on CD which contains volumes of tips, unbreakable rules, food for thought, contracts, checklists, and a glossary of terms. RRSP’s... Are They a Good Investment?

You get all four spreadsheets on one CD!
1. Master Budget: These sheets are a great tool for keeping track of your daily expenses while being able to view them monthly, quarterly and annually. You are able to, at a glance check to see that you are on course with your profits or if you are over spending and where the over spending is coming from. Even if you only own one property, this is a tool you need to have.
2. Rental Analysis – Individual and Comparable: Use this spreadsheet to help you analyze a rental before you buy it. By just imputing the information that you know about the property, you can quickly see if you will make a cash flow or if it will cost you in negative rents each month. This analyzer works for single houses and condos or multi unit buildings. Because it is interactive you can easily play around with the numbers to see if buying it at a lower price or renting it for more will change your profits. Just be careful not to make a good deal where there is none; your numbers must make sense.
3. RTO – Wrap Analysis: In the event that a property isn’t going to cash flow as a rental but you still feel it is a good investment, you can then run the numbers through this analysis. By simply entering in the numbers and data that you all ready have on the property you will be able to know ahead of time what your profits will be. You’ll know what you’ll make for cash flow, equity and total over-all profits. It will help you to determine if an RTO (Rent to Own) or a Wrap is a better solution and before you even buy, you will have a good idea of your ROI (return on investment). This is the ultimate tool for anyone wanting to get into this business.
4. Quickturn Flip Analysis: Flips deals can make a lot of money if you do them right. They can also bury you fast if you over spend your budget. This analysis will not only tell you what your profits will be but it will let you know what you have to buy the property for and what to sell it for to get what you want out of it. It will track all your expenses for the project right from the monthly holding costs, closing costs, the fix up and repairs right down to the realtor fees if you sell through an agent. This tool has been used on every quickturn deal I’ve done and has never failed to make me a profit. Print it off for each project you do and use it as your guide to stay on track with your renovations. If you follow it properly you will never over spend your budget.
